The challenge: Gravesham Borough Council required a proven warden call and door entry maintenance contractor to deliver a term maintenance contract across sheltered and social housing in the borough. The contract demanded a fixed annual cost covering all PPM visits, service calls, labour and replacement parts, with zero cost to the council for serviceable systems. Reliability, compliance and consistent response times were non-negotiable.
Our approach: This contract was secured through a competitive Mini Tender run by the South East Consortium - a process we have won on multiple successive occasions. Our relationship with Gravesham Borough Council as the incumbent warden call service provider stretches back to the year 2000, reflecting over two decades of consistent, high-quality delivery.
At the start of each contract term, we carry out a full asset and condition inspection across all instructed properties, completing this within three months. Warden call and door entry systems are maintained across six-monthly PPM visits, with 100% testing of fire detection, CO detection and warden call systems in every flat, ensuring continuous communication with the council's monitoring provider throughout.
