The challenge: Gateway Housing needed a single, dependable contractor to maintain their warden call, door entry, access control, CCTV and powered gate systems across their South East housing portfolio - all under a fixed annual cost, with no hidden charges. Before any planned maintenance could begin, a thorough survey of existing assets was essential to understand the condition and scope of systems in place.
Our approach: Within the first three months of the warden call maintenance contract, our engineers completed a full asset and condition inspection across all Gateway Housing properties. Detailed reports were produced in both hard copy and electronic format - giving the client a precise picture of every system before maintenance planning began.
Planned preventative maintenance (PPM) was structured to coincide with the initial inspection in year one, minimising disruption to residents. Automatic door operators and powered gates are now serviced at six-monthly intervals; all other systems - including warden call and door entry - on an annual basis.
